What upgrades are available?
The most common upgrades are mezzanines, and epoxy floors, however each owner has full creativity with their unit!
Do the units have climate control?
Each garage has a Mini Split system with heat and A/C.
Is electric included and what size is it?
All units are individually metered at 100 AMPS Single Phase Subpanels and is the responsibility of the owner.
How tall and wide are the overhead doors?
All overhead doors are 14 feet high. The width of the door varies depending on the unit size but range from 14 to 18 feet wide.
How large of a vehicle can I get in this facility?
We are easily able to accommodate full size tractors with 56-foot stackers, the largest RVs, and large boats and trailers. We have large drive isles and loop drive lanes.
Is financing available?
Yes, owner and bank financing is available.
What kind of security is in place?
The Garages at LKN offer an automatic gate with a keypad, as well as a phone application for access. The site is fully fenced in with multiple security cameras. Each unit is also equipped with a central fire monitoring system.
What is a COA?
A Condo Owner’s Association is a non-profit organization formed to serve the interests of the owners. The association is governed by CC&R’s and Bylaws adopted by the association.
Why are there owner's association fees?
Monthly fees are for the common space upkeep and maintenance, insurance, taxes, water, and sewer, and other costs associated to the operation of the Garages at LKN.
How much are the fees?
These are based on the unit’s square footage and are currently assessed at 10 cents per square foot.
What is a capital contribution fee?
This is a one-time fee paid to the association upon the purchase of a unit for the purpose of funding a reserve for future costs that the owner’s association may incur.
Can I lease my unit?
Yes, if the tenant follows the same rules as the owner.
Can I sell my unit?
Yes, units may be sold by an owner.
Is there a dump station and wash site?
Yes, there is a central dump station and several yard hydrants for vehicle washing.
Can I put a car lift in my garage?
Yes, the concrete floors are 6-inch, high strength concrete with wire.
Are there restrooms in the garage units?
Buildings 5, 6, 7, 8, and 9 all have a bathroom with a toilet and tub sink. There are also community restrooms available in the owner lounge.
